There's been some discussion lately in the news about whether or not a buyer should pay points in order to buy down the interest rate on the loan. The short answer? Probably not. As indicated in the link, a fairly comprehensive study (3785 mortgages from 1996-2003) found that only 1.4% of those buyers who paid points actually came out ahead, and only 1.5% of those buyers who chose not to pay points made the wrong decision. The FSBO process does not differ significantly from the process when using an agent. However, the buyer or seller obviously will be more involved and therefore should have a good understanding of it. Different issues take on significance depending on whether the sale is viewed from the buyer’s perspective or the seller’s perspective.

On Zillow's blog today, there is a post about the growth of property listing on Zillow. With 30k listings so far, a house listed for sale gets 200x the traffic of one that is not. So, assuming only an owner looks at a house not for sale, I'd be willing to assume that a listing on Zillow gets seen by 200 potential buyers. Not bad for the cost (which, of course, if free)... In a recent post on Rain City Guide, an excellent Seattle-based real estate blog, one of the contributors, an agent, confessed to rebating nearly $69,000 last year to her clients. Why?
