Further, it was 8 foot by 8 foot, 64 sq ft, and therefore too small to be a bedroom, via the Housing Act  (Scotland) 1987 overcrowding regulations (identical to the Housing Act 1985 provisions for England and Wales).The Tribunal did not accept either the potential wetroom argument, or the current use argument (after all, the equipment could be stored in the other ‘spare’ bedroom).
